  • Can I pay my monthly assessment by electronic withdrawal from my bank account?

    That is Westbrook's preference and ensures that you do not incur late fees. See Forms/ACH Forms on the Members Only page.


    Contact the HOA Treasurer to obtain a paper copy of the ACH form.

  • What do I do if I have an exterior maintenance issue?

    Contact your District president for a maintenance request. 


    Your president is listed on the Members Only page.


    Return the completed request to your president or to the box near the north door of the clubhouse. 

  • What do I do if I want a plant removed from my front yard or have other landscape-related questions?

    Contact your District landscape committee representative or District president. Contact information is located on the Members Only page under Committees.


    Return a completed work order to your landscape committee representative for discussion at the next scheduled landscape committee meeting. 


    Work orders then are passed to the Westbrook representative for our current landscaping company, who generally attends the landscape committee meetings. 


    Residents and homeowners may attend landscape committee meetings, which are the second and fourth Fridays of months other than December and January, at the Clubhouse at 11 am.

  • What do I do if I want to replace windows or install an awning?

    Contact the Architecture Committee for approval. They must see detailed plans of any proposal that would change the appearance of your unit and/or affect the structural integrity of your building.

  • What do I do if I have a question or concern about garbage or recycling service?

    Westbrook residents share garbage and recycling roll carts and recycling bins for glass; Westbrook is billed based on a formula that takes into account sharing carts. Residents are not to call Waste Management directly.

  • What do I do if I have a water leak or other maintenance emergency in my unit during non-business hours?

    Water leaks and other maintenance within a unit are the responsibility of the home owner.

  • What are the items for which the HOA is responsible:

    Maintenance, repair, and replacement of those portions of the dwelling exterior of Dwelling Units listed in the Bylaws as set forth below, except in the case of willful or negligent acts or omissions on the part of the Resident.


    All roofs, beams & post for overhang roofs, roof and chimney flashing, gutters, downspouts, fences and fenceposts, gates, vent screens in attics and foundations, concrete front steps and asphalt in carports.


    Exterior brick and mortar on the exterior portions of chimneys.


    Siding of the Dwelling Unit, and exterior structural beams, posts and lattice work of carports.


    Painting of the exterior surface of each Dwelling Unit, carport, lattice, garage, storage shed, exterior window frames, door frames and doors, courtyard fences, and any other external wood structure that is part of the Dwelling Unit, except patios and decking.


    Original balconies attached to two-story dwelling units.


    Seals on the outside of windows.


    Carport pergolas (an archway in a garden or park consisting of a framework covered with trained climbing or trailing plants).


    Wood gates.

  • What are the items for which the HOA is not responsible:

    All items not listed in the Bylaws as the Association's responsibility.


    Repair or replacement of any portion of Common Property caused by the willful or negligent act or omission of the Owner, his family, tenants, lessees, guest or invitees.


    Any damage or loss caused by fire, flood, storm, earthquake, riot, vandalism, the elements or acts of God.


    Doors & Windows


    Light fixtures attached to a residence and or carport.


    Chimney caps


    Additions to your dwelling, such as skylights, attic fans, signal reception dishes, antennas, etc.

    • Repair and or replacement of additions not the responsibility of the HOA
    • Any expense associated with the special handling of an attached item when a building is re-roofed, re-sided and or painted.

    Wells next to the foundation to collect or control water

  • Can I build a new fence or fence section?

    Yes, it is possible depending on what is desired. Your request and plans need to be approved by the Architectural Committee and if approved then approved by the Board. All new or rebuilt fences must meet the Maintenance Committee approved specifications.

  • If I live next to the Greenway can I have a gate put in the perimeter fence so I can access it from my backyard?

    No. The only allowable gates are the ones with locks through that any resident can use as long as they have the proper key.

  • Can I put a satellite dish on my roof?

    No, a satellite dish cannot be mounted to your roof but can be mounted on a special bracket connected to an exposed roof beam or a stand located in your patio area.


    When we reroof your unit and you 

    • are using a dish mounted on your roof you will need contact your provider to determine how to have it removed and reinstalled as detailed above.
    • not using it then, the roofer will remove it and you will need to have it recycled (you can contact the company that originally installed the satellite dish to see if they want it or find a recycler who will take it – please do not put it in your trash as it may contain lead)
