When is a garage not a garage? When it is a carport that has been either enclosed or modified. It also has a flat roof. There are about three dozen units that have had the carport enclosed and a garage door added that have different HOA and homeowner responsibilities from a traditional garage or carport. In addition, there are about a half dozen units that have had the carport or carport roof modified that have different HOA and homeowner responsibilities from a traditional carport. Sellers, be sure not to sell a potential buyer a “garage” that is not a garage because there are different owner responsibilities.
